Stayner's calls split cleanly between the old railway village and the rural concessions surrounding it.
Stayner grew up as a railway town, first known as Nottawasaga Station when the Toronto, Simcoe and Huron Railway came through in the 1850s. It was incorporated as a village in 1872 and a town in 1888, built on the agricultural and lumber trade that moved through it. Clearview Township as it exists today wasn't formed until 1994, when Stayner amalgamated with Creemore, Nottawasaga and Sunnidale, so the township itself is younger than most of the housing sitting inside it.
Out on the concessions surrounding town, the housing skews rural and considerably older than what you'd find in a subdivision closer to Barrie, plenty of it fifty or sixty years old with plumbing that was never touched after the original build. Groundwater across a lot of Clearview Township carries iron and manganese, and it's common for well water out here to leave an orange or brownish stain on fixtures, tubs and laundry as those minerals oxidize. We can't treat a well directly, but a lot of our fixture repair and replacement calls out here trace straight back to that mineral content.
Stayner's affordability relative to Collingwood, a fifteen-minute drive northwest, has pulled a steady wave of buyers priced out of that market, along with retirees looking for a quieter, cheaper option. Most of what they're buying into is older housing rather than new construction, so a home inspection often turns up a supply line or drain run that's been due for attention for a while, and that shows up in our call volume from newer owners in their first year or two on a property.
Toward Wasaga Beach, the ground character changes. Sandy soil holds less structure than the clay found further inland, and the water table sits high enough that a spring melt pushes hard against foundations on that side of Stayner.
