What We Actually See in Wasaga Beach Properties
Wasaga Beach runs on two different plumbing calendars: cottages that fill up hard for a few months a year, and full-time homes that don't.
Cottages closed up for the winter
The seasonal properties are the ones we worry about most in January. If the heat gets set too low to save on the hydro bill, or a furnace fails and nobody's around to catch it, the supply lines nearest the exterior walls freeze first and split as the ice inside expands. We get calls for exactly that after every hard cold snap, often from a neighbour who noticed water coming from under the door.
Dry traps and sewer gas in seasonal units
Cottages that only get opened up for the season also tend to develop dry trap seals over the winter, which lets sewer gas back up through a drain. It's the first thing we check on an opening-weekend call, since the smell is usually just water that needs to be run through the fixtures rather than a real blockage.
Sandy soil and a high water table
Wasaga Beach's shoreline runs along one of the longest stretches of freshwater beach in the world, and the sandy soil under the town holds groundwater close to the surface. Three kinds of housing stock
The oldest lots sit in the numbered Beach Areas along the shore, narrow cottage parcels subdivided and built up piecemeal decades before the town incorporated, so plumbing runs sometimes take unusual paths through additions and second-storey conversions that weren't part of the original footprint. Inland, Stonebridge is one of the newer subdivisions, built out with PVC and PEX and mostly straightforward calls. Marlwood, an older established neighbourhood back from the water, sits in between, with enough age on some of the original 1980s and 90s plumbing that corroded shutoff valves and worn faucet cartridges are starting to show up as a pattern.
Two peak seasons, not one
Wasaga Beach doesn't slow down much once summer ends either. Blue Mountain and the Collingwood-area ski hills are a short drive away, so a lot of the same rental cottages that fill up in July get booked out again for weekend ski trips through the winter. A rental used hard for two days and then left unheated for the following five wears out fixtures and lets slow leaks go unnoticed faster than a home lived in every day.
