Why does our sump pump run non-stop every spring near Lake Simcoe?

The water table along Georgina's south shore sits high enough that spring melt pushes hard on foundations, and a pump running non-stop usually means it's undersized or worn out rather than something wrong with your basement.

Before We Get There

  1. Find the main shut-off, usually in the basement or a utility closet near where the water line enters the house.
  2. Close it fully, turning the valve until it stops.
  3. Open a low tap, a basement sink or laundry tub, to drain the remaining line and relieve the pressure.
  4. Leave drain chemicals on the shelf if the line is blocked. They sit in the pipe and burn whoever opens it next, us included.

03 · Homes & Business

Residential

Most of our Georgina calls split between converted lakefront cottages in Sutton and Jackson's Point, still running plumbing added piecemeal over decades, and the newer subdivisions filling in around Keswick, built on PEX and PVC to current code. We work houses and cottages all along the south shore, from a single fixture repair to a full pipe replacement, and confirm the price before we touch anything.

Commercial

We also work with the marinas, bait shops and seasonal storefronts along the lake, plus the property managers looking after cottage rentals and the seasonal operators who need water systems started up in spring and drained down properly before freeze-up. Fixture work, drain and water heater service, seasonal startup and shutdown, scheduled so it doesn't cost anyone a weekend of business. Same standard as a house call: price agreed first, work backed after.

What We Actually See in Georgina Homes

Georgina runs the entire south shore of Lake Simcoe, and the plumbing problems change depending on whether you're standing in Keswick's newer subdivisions or on an old cottage lot two streets from the water.

Sutton, Jackson's Point and the old cottage lots

The shoreline has been cottage country for well over a century, and a large share of the older lakefront homes in Sutton and Jackson's Point started life as seasonal camps, added onto and re-plumbed piecemeal by whoever owned the place at the time. Sibbald Point Provincial Park sits out on the peninsula and roughly marks where the older cottage lots give way to newer waterfront construction, and the plumbing generation on either side of that line can be decades apart even on the same road.

Housing stock, old and new

Housing stock varies more here than in most towns on our route. Keswick's newer subdivisions on the west side of town are plumbed the same way any recent build in York Region would be, PEX and PVC on a municipal system, while a Sutton or Jackson's Point lot two streets from the water might still be running the copper and cast iron a cottage was built with sixty or seventy years ago. Knowing which era of plumbing we're walking into before we get there saves everyone time.

Highway 48 and the hamlets in between

Keswick has grown into the township's commercial and residential centre while Sutton, Jackson's Point, Pefferlaw and a scatter of smaller hamlets, Willow Beach, Belhaven, Baldwin, Udora, Virginia, still carry the feel of the lakeside villages they started as. Highway 48 is the artery tying all of it back to Newmarket and the rest of York Region, and it's the road we take on nearly every call up here.

The high water table means the pump earns its keep every spring.

Well, septic and the seasonal shutdown

Keswick's core runs on municipal water and sewer, but plenty of the lakefront and rural stretches around Pefferlaw and Udora are still on well and septic, and we take calls from both sides of that divide regularly. Plenty of cottages out that way still run their water only part of the year, and the first hard freeze after the lines are shut down for the season is exactly when a poorly drained run splits.

The high water table and hardworking sump pumps

The high water table this close to the lake keeps sump pumps working harder here than almost anywhere else on our route, especially through the spring melt, and a pump that barely kept up in a dry year usually gets found out in a wet one. We check pump sizing, the discharge line and the pit itself as a matter of course rather than assume a pump that's running is a pump that's working.

Ice huts, marinas and businesses that run water only part of the year

Ice huts go up on Lake Simcoe by the hundreds every winter, and the seasonal business that supports them, bait shops, boat launches, the marinas that stay open into the cold months, means a fair number of Georgina's commercial and mixed-use properties along the shore run their water only part of the year too. A fitting that was rushed shut in November is often the one that fails when the taps get turned back on in April.

We're out along Georgina regularly, alongside the same crews that cover Newmarket, Bradford and Innisfil, so a call here is never a special trip, day or night.

07 · Questions

Georgina Plumbing Questions

The questions we hear most from Georgina homeowners, answered straight.

My lake cottage was converted to a year-round home. Is the plumbing likely to cause trouble?
Often, yes. A lot of Georgina's lakefront homes started as seasonal cottages with plumbing added over the years by whoever owned the place at the time. That can mean pipe runs that don't match what the house needs now, or connections that were never quite done to code. We trace out what's actually there and fix it properly rather than patch around it.
Our place near Pefferlaw is on a private road the township doesn't maintain. Can you still reach us in winter?
Yes, we regularly work private lakeside roads all through Georgina. Just tell us the road conditions when you call so we bring the right vehicle and don't lose time getting stuck.
What does a service call actually cost?
We assess the problem on site, walk you through what it needs, and confirm one number before any work starts.
Do you also cover Newmarket and Innisfil?
Yes, along with Georgina we're regularly out in Newmarket, Bradford and Innisfil. Call +1 (647) 554-5777 and we'll confirm we cover your address before you commit to anything.
